A Roofing Company for Melissa, TX Homeowners

Nearly nine in ten Melissa homes are lived in by the people who own them, and close to three in ten went up in 2020 or later. We are a woman-owned roofing company with our office in Frisco. We repair and replace those roofs, photograph storm damage for insurance claims, and begin every job with a free roof assessment.

Roofing in Melissa, Where Owners Live Under Their Own Roofs

When the person paying for the roof is the person sleeping under it, the questions get practical fast. Is that dent in the gutter from the last storm? Does a roof this young really need anyone on it? Who do I call if water shows up on a ceiling in February? Melissa has more owner-occupied homes, as a share, than any other town we have measured, and most of them are detached houses with one family and one roof. We are SunTex, a roofing company founded in 2022 and run from Frisco, and we work on Melissa roofs of every age, whether the job is a single cracked pipe boot or a whole new roof.

  • A free roof assessment, with photos of everything we point out.
  • Repairs where the damage is contained, and a new roof where it is not.
  • Insurance restoration support when hail or wind caused the problem.
  • Asphalt, designer shingle, tile or standing seam metal, for homes, commercial buildings and multi-family properties.

Leanne Tolbert's Company and the People on Melissa Jobs

Leanne Tolbert owns SunTex, and the company is 100% woman-owned and operated. From our office at 12800 Westridge Blvd in Frisco, Beth Keller runs operations and Suade Sherman runs the office. Danny Gutowski leads our sales across DFW, and project managers such as Eric Sherman carry each job from the first visit to the final walkthrough. Every one of those names is published, so you know who is coming before anyone sets a ladder against your Melissa house.

What Melissa Owners Hand Over to Us on a Roofing Job

On a house this young, nothing may have gone wrong with the roof yet, and a roof that has never leaked gives its owner no reason to call anyone. Here is the work we take off your plate once something does.

Finding What a Young Roof Hides

Hail rarely leaves a hole in newer asphalt shingles. It knocks off the protective granules and leaves bruises that cannot be seen from the yard. We check the shingles up close, along with the vents, pipe boots, flashing and gutters, and photograph each problem.

A Claim File Built From Dated Photos

When a storm caused the damage, our dated photos and notes give your insurance restoration claim something solid to stand on. What you decide with your insurer stays between the two of you.

    Material That Suits the House

We install asphalt, designer shingle, tile and standing seam metal. If you want the roof to look the way it did on closing day, we match it. If you want a change, we price the options side by side.

Call, Climb, Decide: Starting on a Melissa Roof

    Step 1

    Start With What You Know

Call (214) 766-3669 or send the form. Tell us the date of the storm if you know it, what you have seen from the ground, and whether you have already spoken to your insurer.

    Step 2

    Ladder, Camera, Written Estimate

We come to your Melissa address, check the roof and the metal around it, and photograph what we find. You get a written estimate and a straight recommendation: a repair, a new roof, or nothing that needs doing yet.

    Step 3

    Repair, Reroof or Nothing Yet

If you go ahead, a project manager orders the material, books the crew, works around any open claim and walks the finished roof with you.

A Town of Owners: Melissa's Housing on Paper

The Census Bureau’s American Community Survey for 2020 to 2024 counts 20,136 people in Melissa and 6,266 housing units. Of the 6,169 homes that are occupied, owners live in 5,470, or 88.7%. That is the highest owner-occupied share of the 21 North and Central Texas towns we have pulled Census figures for, ahead of Prosper at 87.9%.

The houses are also new. 1,821 of them, 29.1% of all units, were built in 2020 or later, the second-highest share in those 21 towns. Only 257 date from before 1990. The survey puts the median owner-occupied home value at $454,000, and 5,798 of the 6,266 units are one-unit detached houses.

    • Owner-occupied: 88.7%, so almost every roofing decision here is made by the household that lives with the result.
    • Built 2020 or later: 1,821 homes whose roofs are still on their first few storm seasons.
    • Detached: 92.5% of units, each with its own roof, gutters and fence line.
    • Built before 1990: 257 homes, where age and storm wear both belong in the conversation.

Melissa shares its weather with the towns around it. To the south is McKinney, where our roofers look for hail and wind damage in a single visit to each house, and NOAA’s narratives mention limbs knocked down between Melissa and Anna, which has shared storm days with Melissa. Further afield, our North Texas work also covers Allen, the town with the most hail reports we have counted, and Prosper, another town of recently built houses.

Melissa joins the Collin County, Central Texas and Austin-area towns on our roofing list. For an assessment after the next storm, call (214) 766-3669.

The other day I had James Rose from SunTex do a courtesy inspection of our roof they replaced a little over a year ago. Mr. Rose was professional and knowledgeable when discussing how the drone inspection reveals no flaws or damage to the roof. I would definitely recommend SunTex to anyone look to have roof work done.

Alex Keller with SunTex Roofing exceeded! SunTex gave us a great experience from start to finish. The entire crew protected our new windows, plants, AC units, garden structures and even pool. I HIGHLY recommend this Texas local roofing company.

    Sara Odom

Everything was so easy from start to finish. They not only replaced the roof in 1 day but also arranged for the interior damages to be repaired and the replacement of the damaged gutters. I think this is the 4th roof we’ve had to put on this one house and by far the best company I’ve dealt with! From this point on Sun Tex will be the only roofing company I use or recommend!!

    Teri Redwine

SunTex provides unmatched customer support and response times. We moved into a new house with the previous owners creating a massive hole upon moving out. SunTex came out immediately and provided a temporary patch to mitigate damage from an incoming storm. Then came back for the official repair a few days later.

Owners Hiring Owners: Who Runs SunTex

SunTex opened in 2022. Leanne Tolbert owns it, and it is woman-owned and operated from the top down. That matters to us on a Melissa job for a simple reason: you own your house, and the person whose name is on our company owns the outcome of the work we do on it.

Our only office is at 12800 Westridge Blvd, Suite 162, Frisco, TX 75035, the same address as our Google listing. The phone is answered from 7 am to 6 pm, Monday through Sunday, so a question about your roof on a Saturday afternoon does not wait until the week starts.

We publish our team with names and roles. On a Melissa job you deal with a dedicated project manager, with operations and the office behind them in Frisco, and the full concierge service we offer on every roof starts with a complimentary assessment and estimate.

Melissa's Hail Record Runs From February to October

NOAA’s Storm Events Database, the federal record of severe weather, holds eight hail reports filed under Melissa between 2010 and mid-2026. Six of them were an inch or larger, spread across five separate storm days:

    • March 26, 2017: an amateur radio operator reported ping pong ball size hail in the city of Melissa.
    • October 20, 2019: a trained spotter reported quarter-size hail just north-northeast of the city.
    • February 25, 2021: quarter-size hail, reported through the mPING app.
    • June 23, 2023: ping pong ball size hail.
    • September 21, 2025: hail 2.00 inches across, 2.7 miles northeast of Melissa, the largest Melissa-named report in the file, with a second report of 1.00 inch 1.7 miles east the same day.

Those five dates fall in February, March, June, September and October. No single season owns Melissa’s hail.

These are reports that someone measured and filed under the nearest named place. They are not a count of every storm that crossed the town, and hail recorded under a neighboring name can land on Melissa roofs too.

Living Under the Roof You Paid For: Melissa Priorities

An owner who lives in the house wants three things from a roofer. The first is a straight answer about whether anything is wrong, even when the answer is “not yet.” The second is a record: dated photos of the roof as it is, so that a future storm can be measured against it. The third is a company that will still pick up the phone after the job, when the next hail day comes through.

We build our assessment around those three. You see every photo we take, you get the estimate in writing, and you keep the file.

Off-Season Storms and Roofs No One Has Climbed

Two things about Melissa set up the same problem. The roofs are young, and a roof that has never leaked gives its owner no reason to have it checked. And the hail does not keep to spring: the town’s inch-plus reports land in February, March, June, September and October. A storm in an odd month on a roof nobody checks is exactly how damage goes unnoticed.

Hail on a newer asphalt roof does its harm quietly. The stone knocks loose the granules that shield the shingle from UV light and leaves a soft bruise you cannot see from the driveway. The Texas sun then works on the exposed asphalt, and a leak can show up a year or two later, by which time nobody remembers which storm caused it.

The metal on and around the roof is the faster witness. Vents, pipe boots, drip edge, flashing and gutters dent where hail strikes them, and dented gutters are often the plainest sign that a hail event touched the house.

Wind adds its own damage. A gust can break the seal strip that holds a shingle down without moving it far enough to notice, and the next heavy rain finds the gap.

Picks to Make Before Material Ships to Melissa

What you choose before we order material decides how the roof looks on your street and how it stands up to the next hail day.

    Impact Ratings Versus Everyday Asphalt

Impact-resistant shingles are one of the options we price alongside standard asphalt. If you are weighing them for insurance reasons, ask your insurer before we order what it credits and what paperwork it wants, so the product and the documents match what it accepts. We will not promise a premium change, because only your insurer can set one.

The Roof Your Builder Picked, Kept or Changed

On a repair, we work to match what is there so the patch does not stand out. On a new roof, you can keep the same look or move to designer shingles, tile or standing seam metal, and we price the options you are weighing in one estimate. If your street has architectural rules, we match the approved specifications before anything is ordered.

Dented Gutters Priced With the Roof

Gutters often show hail dents more clearly than anything else on a house, and they hang from the same roof edge we are working on. If yours are dented or pulling away, mention it at the assessment, and we can price gutter work alongside the roof so both are planned together.

Melissa Roof Ownership, Year One Through the First Big Storm

A roof on a house built in the last few years may have had no one on it since the builder’s crew left. Its first check sets the baseline. On a young roof there is little ordinary wear to confuse with storm damage, so photos taken now make any later hail damage easy to show. If your closing paperwork names the roofing product the builder used, keep it handy for the visit. Whatever warranty came with the house, read what it says about storms. We cannot tell you what your builder’s document covers, because only the document can, and where it excludes hail, storm damage becomes a homeowner’s insurance question. A first visit also gives you a name and a number for the day something does change, which counts for more in a household that plans to stay.

The biggest hail in Melissa’s file came on September 21, 2025. A report through the mPing app measured stones 2.00 inches across 2.7 miles northeast of the town, and a second report the same day measured 1.00 inch 1.7 miles east. Hail that size bruises shingles and dents metal, and the reports put it close enough to the town that any Melissa roof without photos since then is worth a look. We cannot tell from a NOAA report which streets the stones reached. The roof itself can tell us, which is why the assessment starts there. If you noticed anything at the time, write down the date and keep any pictures you took from the yard in the days after. Your own phone photos of dented gutters or granules near a downspout belong in the same record our photos build.

Many owners only think about the roof after a spring storm. Melissa’s record does not follow that habit. Inch-plus hail has been reported here in February, March, June, September and October. The October 2019 storm left quarter-size hail just north-northeast of the city, and the February 2021 report came in the middle of winter. If you heard hail on the roof, the month does not matter. Note the date, look at the gutters, and call. A storm that arrives when nobody expects one is also the one people forget fastest, and a two-minute note on the calendar saves a lot of guessing a year later when a stain appears on a ceiling.

Wind is part of Melissa’s record too. NOAA lists four wind reports under the town. On April 14, 2011, Collin County Emergency Management estimated a 65 mph gust with nickel-size hail in Melissa. On April 25, 2011, several large tree limbs came down, and on May 12, 2014, limbs more than 2 inches across were knocked down between Melissa and Anna. A falling limb can crack shingles or bend gutters even when the gust alone would not. After a storm that brings limbs down, check the roof edge nearest the trees from the ground. If a limb is lying on the roof, leave it for us rather than climbing up to pull it off.

Not every storm means a new roof. If the damage is limited to a few shingles, a dented vent cap or a cracked pipe boot, a repair may be all the roof needs, and we will say so in the estimate. When the photos show bruising across several slopes, or your insurer approves a full replacement after a claim, a new roof is the answer that holds up. Sometimes the answer is that nothing needs doing at all, and the photos still go in your file. If a repair is the answer, the estimate names which shingles, caps or boots are being replaced, and we photograph them before and after so the file shows exactly what changed. Either way, you see what we saw before you decide anything.

Owners who plan to stay in a house tend to think about the roof for the long run. Our Roof Care Program is a membership for exactly that. Members get two inspections a year with a written roof health report and photos, sealant touch-ups, priority scheduling after storms, a complimentary emergency tarp if one is needed, preferred pricing on repairs and optional gutter cleaning. Those benefits belong to the membership. The free assessment is a separate, one-time visit, and we will explain the difference at the visit if you want to hear it. For a household planning to stay put, two member inspections a year mean the roof gets looked at even in a year when no storm prompts a call, which matters in a town where hail has fallen in October and February.

Detached houses come with backyards, and backyards come with fences and patios that weather the same storms as the roof. Roofing is our core work, but we also handle building or repairing the backyard fence and design and build a paver patio with a pergola over it. If either is on your list, mention it when we come out for the roof, and we can plan the projects together instead of booking separate visits from separate companies.

For a full new roof, a few things help:

A Melissa Roof's Story, Told in Dated Photos

Before: a young Melissa roof that has taken a storm can look untouched from the street. The signs are small. Granules collect at the bottom of a downspout, a gutter shows a row of dimples, a vent cap has a dent, and a few shingles carry dark spots where the surface was knocked away.

After a repair, the damaged shingles, cap or boot are replaced and matched to the roof around them, and the photos show the spot before and after. After a new roof, the old one is gone and the new one is in the material and color you picked, with the product details written down.

The record changes as well. You keep the photos of the damage, the claim paperwork if there was a claim, and the specifics of the work. When the next hail day comes through, you have a clear picture of what the roof looked like the day we finished, and that file stays with the house if you ever sell.

For owners who want someone watching the roof between storms, the Roof Care Program keeps that record current with two member inspections a year and a written report with photos each time. The file grows with the house instead of stopping on the day the crew left.

Stain, Storm or Never Checked: Book a Melissa Visit

A storm last month, a stain on a ceiling, or a roof nobody has checked since the house was built: each is a good reason to have someone look. The first step is the same for all three, a free assessment and a straight answer.

    Frequently Asked Questions

A dedicated project manager, such as Eric Sherman, handles your job through to the final inspection. Danny Gutowski leads our sales across DFW, Beth Keller runs operations, and Suade Sherman runs the office in Frisco. Leanne Tolbert owns the company, which is 100% woman-owned and operated. Every name and role is published, so you know who to ask for when you call (214) 766-3669. Our office is on Westridge Blvd in Frisco, and the phone is answered from 7 am to 6 pm, seven days a week.

Close. NOAA’s Storm Events Database holds a report of hail 2.00 inches across 2.7 miles northeast of Melissa on September 21, 2025, the largest hail in the town’s file, and a second report of 1.00 inch 1.7 miles east the same day. A report cannot say which streets the stones reached, so the roof has to be checked to know. If nobody has photographed your roof since that date, a free assessment will show whether it took damage.

No. The inch-plus hail reports filed under Melissa since 2010 fall in February, March, June, September and October, on five different storm days. The February 2021 report came in midwinter and the October 2019 report in the fall. Whenever you hear hail on the roof, note the date, look at the gutters and downspouts from the ground, and call us to have the roof checked.

Because hail damage on newer shingles is usually invisible from the ground. Hail knocks off the granules and bruises the shingle without making a hole, and a leak may not appear for a year or two. An assessment with photos either finds damage early or gives you a dated record of a sound roof, which makes any later storm damage easier to show. The visit is free.

The free assessment is a one-time visit with photos and a written estimate. The Roof Care Program is a membership: two inspections a year with a written roof health report and photos, sealant touch-ups, priority scheduling after storms, a complimentary emergency tarp, preferred pricing on repairs and optional gutter cleaning. Those benefits are for members only. Ask at your assessment and we will walk you through it.

Both. Roofing is our core work, and we also build and repair fences in wood, vinyl, metal and composite, and design and build patios with pergolas. On a detached Melissa house the roof, fence and back patio all sit in the same weather, so you can mention any of them at the roof assessment and we will plan the work together. One company and one point of contact for all three saves you from coordinating separate crews around the same backyard.
